Energy assessors
Private rentals in your region whose EPC expires within the next 12 months. Every one needs a reassessment before it can be re-let, and most owners will not have diarised it.

D–G rated private rentals whose certificate records uninsulated or poorly insulated walls or roofs, with the measure the assessor recommended and the EPC's own indicative cost band.

D–G rated private rentals off the mains gas grid, on oil, LPG or direct electric heating. The Boiler Upgrade Scheme population, filtered to properties that also have a 2030 problem.

A spreadsheet you can work from on Monday morning.
One CSV per month, emailed on the 1st, plus a one-page summary of what changed since last time. Per property:
- Full address and postcode
- UPRN and map coordinates
- Current EPC band and score, and the potential band
- Lodgement, inspection and expiry dates
- Tenure, property type, built form, age band, floor area
- Main fuel, mains gas flag, heating description
- Wall, roof, window and floor descriptions with efficiency ratings
- The recommended measure, its indicative cost band and typical annual saving
- Estimated annual running-cost saving, current versus potential
- A priority score, so the list arrives sorted rather than raw
A region is one ceremonial county or combined authority — Greater Manchester, West Yorkshire, Kent. Large enough that there is fresh work in it every month, small enough to be your actual patch.
What's not in it
No owner names. No landlord phone numbers.
Why not
Not an oversight. The ownership registers that carry that information sit under a licence which prohibits marketing use, so we do not touch them and we do not sell them.
What you get is the property, the problem and the measure. The doorstep, the letter or the leaflet is yours — which is how most of this work is won anyway.
A question worth asking
If a supplier offers you the same data with landlord contact details attached, ask them which licence permits it.
It is a fair question and it has a short answer. We would rather tell you plainly what we cannot supply than have you find out after you have paid for it.
Honest limits
What the data can and cannot tell you.
An EPC records a property's condition on the day it was assessed, which may be years ago. So:
Tenure may have changed
Tenure reflects the position at assessment. Some of these properties have since been sold, or moved to owner-occupation.
Exemptions exist
A property may hold a valid MEES exemption. Exemptions are registered separately, and we flag where one may apply.
Work may be done
Ratings change. An owner may already have carried out the improvement the certificate recommends.
Every file carries these caveats in writing. We will never tell you a specific property is breaking the law, because the data does not support that claim — only that its latest certificate says what it says. That is the difference between a list that stands up and one that gets you a complaint.

Founding prices are locked for 12 months, for the first 10 subscribers in each trade.
Covering more than one region
Per-region price falls as you add territory. Figures below are for the installer lists; assessor multi-region is priced on the same basis, from the £49 rate.

Regions are launched in sequence, not all at once. Tell us which counties or combined authorities you work across and we will confirm what is live and what is queued. We would rather turn you away this month than sell you a region we have not built yet.
